At the start of a project, Cyclops will do a comprehensive assessment with the client to gain a clear and all-encompassing understanding of the client’s needs, goals, priorities and objectives of the real estate project.
With a thorough assessment, we will be able to define and defend the client’s best interest throughout the entire project.
When the objectives of the project have been defined, we analyze the different ways to achieve the project objectives.
During this phase we prepare technical due diligences, project scope descriptions, project schedules and phasing, budget estimates and risk assessments and mitigation plans. We define the project organization for the entire project.
Design & Procurement
During this phase, we detail the scope together with the architect and engineers involved in the project. We organize and plan the design process and prepare RFQ packages.
We manage the tendering process for all packages: from vendor listing to technical meetings, negotiations, vendor selection and order placement.
During construction, we coordinate and monitor all construction activities. This includes weekly job site meetings, monitoring change orders and tracking project progress against schedule, budget and construction documents.
The physical move usually impacts the entire employee base, so it is important that this process is organized. We coordinate with all departments; IT (internal or external), safety, logistics… to ensure a smooth relocation with a minimized downtime in business hours.
A dedicated PM will be on site throughout the physical move, prepared to resolve any issue coming up during this process.
The handover out includes the development of a punch list and overseeing the progress of that list. We make sure all project documents- warranties, invoices, contract records, etc. are delivered to the client in a structured way.
